Hours: Monday – Friday 8:00AM to 4:00PM
Pay Rate: $20 an hour
The Property Maintenance Technician is responsible for ensuring the property is safe, clean, and functional for residents. The duties will include:
General Maintenance & Repairs
- Fixing plumbing issues (leaky faucets, clogged drains, running toilets)
- Repairing electrical problems (replacing outlets, fixing light fixtures)
- HVAC maintenance (filter changes, minor troubleshooting)
- Addressing appliance issues (stoves, refrigerators, washers/dryers)
- Patching drywall and painting as needed
- Repairing or replacing doors, locks, and windows
- Handling minor carpentry work
Preventative Maintenance
- Performing routine inspections of units and common areas
- Checking and maintaining HVAC systems
- Testing smoke detectors and emergency lighting
- Inspecting and maintaining water heaters
- Monitoring pest control needs
Groundskeeping & Curb Appeal
- Maintaining landscaping (mowing, trimming, watering plants)
- Keeping parking lots and walkways clear of debris and snow
- Cleaning common areas (hallways, lobbies, laundry rooms)
- Power washing sidewalks and buildings as needed
Tenant Support & Unit Turnovers
- Responding to maintenance requests from tenants
- Preparing vacant units for new residents (cleaning, painting, repairs)
- Assisting with move-in/move-out inspections
Emergency & Safety Responsibilities
- Addressing urgent maintenance issues (e.g., water leaks, electrical hazards)
- Keeping emergency exits and fire safety equipment in working order
- Ensuring the property complies with safety codes and regulations
